ARCHITECTURAL COMMITTEE

The Estates at Champions Run has policies in place to protect the integrity of the neighborhood -- and protect the investment of all residents. These policies and covenants are made available to all prospective buyers prior to closing on their new property and are agreed to at closing. They are enforced by the property management company, as well as the Board of Directors and Architectural Control Committee (ACC). An approval application is necessary for all improvements planned for a resident's property. Exceptions to this would be 'like for like' type improvements (replacing fence sections, repainting the same color, replacing the roof with the exact same original choice, etc.). An approval application IS necessary for all other planned improvements, including but not limited to: pools, hot tubs, additional structures, new fencing, dog runs, driveway extensions, etc. A fee is charged to the Homeowner for processing the request and for wear and tear to the neighborhood streets due to the construction process. PROCESS | EXISTING HOMES:
The application form is attached HERE, and should be completed by the Homeowner and include complete information regarding the planned addition, roofing, paint, finishes, etc, as well as the processing fee. Once this information is received by the Property Management Company, the Architectural Control Committee has thirty (30) days to respond to the Homeowner with an approval, denial or request for additional information. Once approved, the Homeowner is authorized to start the project or make the improvements.

PROCESS | NEW CONSTRUCTION:
Less than 10 building lots remain in the Estates at Champions Run. There are separate requirements for Homeowners contemplating new construction. An application must be submitted for approval to the ACC, along with the appropriate fee. The ACC will review the plans for compatibility with the neighborhood, compliance with the covenants and the timeline for completion. All homes must be completed within 12 months from commencement of project, or face additional fees payable to the Homeowners Association.
